M&E Technician (Building Maintenance)

Job Overview
We are seeking a skilled and responsible M&E Technician tosupport the maintenance and daily operations of building facilities. Thesuccessful candidate will be involved in a wide range of mechanical andelectrical (M&E) systems, ensuring optimal performance, safety, andcompliance with operational standards.
Key Responsibilities
· Maintenance & TechnicalDuties
· Perform preventive andcorrective maintenance for building systems, including:
· Electrical (LT systems anddistribution)
· Air-conditioning systems(Chillers, AHUs, FCUs, ventilation)
· Fire protection andfirefighting systems
· Plumbing, drainage, andsewerage systems
· Water storage, distribution,and treatment systems
· Generator basic checks andbattery systems
· Security, surveillance, andcarpark systems
· Carry out minor buildingrepairs, including painting, redecoration, and external works
· Maintain gutters and rainwatersystems
Daily Operations
· Conduct daily inspections toensure all M&E equipment are functioning properly
· Monitor and operate BuildingManagement System (BMS) and air-conditioning systems
· Maintain proper logs forequipment and system performance
· Perform scheduled testing ofgenerator sets
· Diagnose and rectify minorfaults in electrical and mechanical systems
· Attend to tenants’ complaintsand service requests (e.g. lighting, minor repairs, air-conditioning issues)
· Supervise and coordinate withexternal contractors during maintenance and servicing
· Escort contractors and ensureworks are completed according to required standards
· Assist during major systemshutdowns and servicing activities
· Inventory & Housekeeping
· Monitor spare parts andinventory levels and report shortages
· Ensure cleanliness and properhousekeeping of plant rooms, risers, and equipment areas
Administrative & Compliance
· Maintain records of maintenanceactivities, service requests, and rectification works
· Assist in meter readings(electricity, water, chilled water, solar systems)
· Participate in CERT (CompanyEmergency Response Team) when required
Requirements
· Minimum 3 years of relevantexperience in building maintenance or facilities management in Singapore
· Good knowledge of M&Esystems, including air-conditioning and electrical systems
· Experience with BMS, Chiller& Cooling Towers, ACMV, FCU and HVAC systems.
· Good knowledge ontroubleshooting with BMS, Chiller & Cooling Towers, ACMV, FCU and HVACsystems.
· Good communication andcoordination skills
· Hands-on, responsible, and ableto work independently
· Able to work shifts
